Well first I'll start off with this image of Lindsay Lohan.
Then choose your selection tool.
And change your settings like mine.
Now select your image.
Then once it's selected go to Selections-->Invert
After that press Delete on your keyboard on done!
Result.

to get the image not deleted do ctrl+shift+i then it will work.
