Comment box code in textarea?, How do I put a comment box code in a text area? Options

Ok how do i get a Comment box code in textarea?

Heres is the code:

But because there is a textarea in the code in the textarea it is messing it up?

The only way i can think of fixing this is using a small div section instead of textarea and then using the < xmp > tag before the code?

Change the < to %lt; and > to &gt; only within the comment box code though.

May I ask why? is %lt; = < and &gt; =>
